2120 E 7th St: From Eyesore to Work of Art

It started when DeLea and Mark met for the 1st time for breakfast at Chumikals in 2017 (a favorite East Austin Joint for both) and the breakfast stretched into lunch. A couple of days later the property was toured and under contract - the rest is Award-Winning History!

The inspiring architects at Dick Clark & Associates have been rightfully recognized for their incredible office design at 2120 E 7th St - winning the Austin Business Journal’s 2021 CRE award for Best Office Rehab.

Originally an 80s pawnshop, 2120 E 7th was built like a concrete bunker with just one window and no insulation or even air conditioning for most of the space. DCA’s ground up design and construction has transformed the site into an eye-catching functional space perfect for creative office and retail needs.

2422 E 7TH - “WORKBENCH”

July 2023 | Beck-Reit teams up with DC+A on a development down the street at 2422 East 7th! “WorkBench”

Beck-Reit is excited to announce its partnership with Dick Clark + Associates it in their second mixed-use development, a 50,000 square foot building at the corner of East 7th and Pedernales Streets. The site, which features 255 feet of East 7th Street frontage, is a strategic partnership between DC+A Workbench, the development arm of DC+A, and a portfolio of partners including engineers, contractors, and commercial realtors.

The four-story building, which will also include one floor of underground parking, will be constructed of mass timber and cross-laminated timber (CLT) from Timberlab, a trade with Swinerton. Mass timber construction is a low-carbon alternative to concrete and steel, providing exceptional strength and stability with the aesthetic benefits of exposed joinery, and the warmth of wood columns, beams and ceilings. Mass timber uses state-of-the-art technology to layer wood products together, resulting in large and exceptionally strong and versatile structural floor panels, posts, and beams. Due to advances in building codes, mass timber structures can now reach 18 stories, and using it will be a first for DC+A.

Additional partnership opportunities are available, with 6,000 and 7,000 square foot offices on the 3rd and 4th floors, respectively. The building’s ground floor includes leasable space, including 5,800 square feet designed for a restaurant tenant and 1,600 square feet for retail build-out, both ready for occupation in late summer 2025. While the existing structure offered plenty of drawbacks from a reuse perspective, it allowed the redevelopment team to move from the demolition phase to the move-in phase in about 12 months.

To open the structure up, construction crews strategically and carefully perforated the building to let the light flow in through the tilt-up panels. On top of the Eastside Design Studio, rooftop solar panels provide electricity to cool the space, and the site now has elevated outdoor workspaces that are pandemic-friendly and, virus or not, provide simply a nice place to be while employees are on the clock.

An impressive feature is the front outdoor balcony. Crews had to design a structural system to cantilever the balcony off of the front of the existing building, which increased the gross floor area without expanding the footprint.

We knew it was a winner from the beginning, but seeing this development get the limelight at this year’s ABJ awards was beyond our wildest!
