According to research by BiggerPockets, women represent less than 2% of commercial real estate investors. This figure is surprising given that more women own and manage their own businesses today than ever before. Commercial real estate is an asset class that offers tremendous potential for growth, especially when you consider the current market conditions. However, most women are not investing in commercial real estate for one main reason: lack of knowledge about how it works and how they can get started investing. But this isn't true for Women In Commercial Real Estate. For Women in our profession, investing is squarely in our Circle of Competence.

There is potential to create $1 trillion dollars of value for women in commercial real estate by 2025 if we start investing like men. It's a $3.5 trillion dollar industry, and it's the largest one in the world.

We acquired 4403 W Commerce in December of 2020 after selling 2707 Rogge Lane. The Rogge property was an East Side shopping center near the Mueller that required a gut renovation. We had it leased up and were working through our redevelopment plans when Austin’s growth out-paced us and a bigger fish came with an offer we couldn’t refuse.

Similar to our 8808 Barker Cypress acquisition, we felt like we could sell high in the Austin market and move our gains into a safe and stable NNN investment elsewhere.

Beck-Reit Commercial Real Estate listed The Cat Noir Hotel on September 1st, 2021. We had multiple offers in less than 24 hours & within a week the property was under contract…. after a bidding war that drove the price above asking.

Every year Austin’s CREW puts on this educational event to help expose female students at local universities to the possibilities of a career in Commercial Real Estate. This past year, Beck-Reit Commercial took part in the event as a committee member, wearing one of the 5 hats for “anatomy of the deal” from a developer’s perspective, & mentoring one of the competitors.

6 years ago, Beck-Reit sold one of our mixed-use propertys in East Austin and did a 1031 exchange into 2 properties. 1 was a Ferrari Repair Shop on Theo Dr. off Airport Blvd near The Mueller Development. Our full redevelopment transformed the space into 5 unique creative office spaces with a shared kitchen common area and conference room. Now, just 6 years later, the property has been picked up by Cumby Development as the last piece of a new multi-family development getting ready to break ground.

By now it’s no secret that COVID-19 is necessitating lease amendments right and left. As both a property manager and owner in Austin, and with over 30 tenants in our portfolio, COVID-19 has ushered in an era of nonstop negotiation for Beck-Reit Asset Management. By now, we’ve seen a variety of rent abatement, rent deferral and lease amendment structures proposed, and a few agreements signed. In light of the last 2 month of negotiations, we present some recommendations for tenants seeking relief below.
