ATX Real Estate News writes piece on Lockhart Property!

As she explains, Lockhart is in need blood in the retail department and could benefit from any number of tenants filling the vacancy. Beck-Reit Commercial Real Estate has a new listing that I take a personal interest in — it’s a stand-alone retail property in Lockhart.

I drive by it often since Lockhart is my adopted hometown — a very special small Texas hamlet with a lot going for it. Just this week, while conducting an interview in Austin, I met another transplant to Lockhart, who works for Civilitude engineering. Coincidentally, one of the principals for Big Red Dog engineering also lives in Lockhart, as does Hines Director Darlene Louk.

We all love the ambience and the affordability. Once you see the classic downtown square and historic courthouse, you’ll be sold, too. The many styles of housing also provide appeal — we’ve got Victorians and bungalows, mid-century modern. classic federalist and Cape Cod. New homes are also rising up on the west side — and sold in record time.

Lockhart currently is about 15,000 strong and growing. It’s an easy commute to Austin, which is about 30 miles away. With all this new interest, Lockhart dearly needs more goods and services.

Four legacy barbecue joints (Kruez, Smitty’s, Black’s and Chisholm Trail) and an assortment of fast food restaurants (Whataburger, McDonald’s, Sonic, Taco Bell, Dairy Queen, Schlotzky’s, Kentucky Fried Chicken and a few others) are not enough for this burgeoning marketplace.

So, back to Beck-Reit’s listing. This is opportunity central.

Here are a few details. It’s a 2,043-square-foot store at 1801 S. Colorado St. (U.S. Highway 183) — right by Walmart. It was built in 2009 and has plenty of parking.

Just to get a feel for what local residents are hoping for, I asked the 2,000 or so members of the Lockhart-Caldwell County Discussion Forum on Facebook to weigh in.

Multiple people mentioned Panda Express, Starbucks and Waffle House. Some folks said Cracker Barrel, iHOP, Denny’s or Chili’s. I didn’t have the heart of tell them that those restaurants require quite a bit more square footage.

Other suggestions were an Aldi’s grocery store, Long John Silvers, Chick-fil-A, Arby’s and other national chains. A few people recommended ice cream, Asian food or a taco place.

Some folks just want some much needed services — shoe repair, computer repair or a craft store. One thing’s for certain — we need many more options across the spectrum.

Budding chefs and entrepreneurs could build a dream business in Lockhart.
