This deal tried our patience and tested our resolve - but the property was perfect for our client, and in this Sellers’ market we knew we had to persevere. After 4 months of negotiation, we finally got 14360 Falconhead under contract with a tight but workable step-up feasibility extension program. Once under contract, the real work began…

Our client intended to complete a gut-renovation of the facility in order to owner-occupy as a business offering 24-hour emergency service. Cue one of the most thorough due diligence periods in Beck-Reit Commercial’s history. We were in communication with the City of Bee Caves to confirm 24-hour operational approval. We were in and out of the property with architects, inspectors, engineers, and contractors confirming the property’s condition, estimating renovation costs, and designing the build-out. The Sellers were not in possession of an acceptable survey, which meant we had to source a new one acceptable to Title. All of this with limited feasibility in Q1 of ‘22, when every vendor on our list was swamped with work and backed up for weeks. We couldn’t be more grateful to Ron Evans, Huffman Builders and Blue Fin Designs for their expertise, insight, and assistance moving through this feasibility period and project managing our client’s renovation.

We closed in February, securing a “forever home” for our client’s business. We couldn’t be more proud of everyone’s work on this deal and can’t wait to see our client’s finished renovation!
