~ The story behind WORKBNECH

The four-story building, which will also include one floor of underground parking, will be constructed of mass timber and cross-laminated timber (CLT) from Timberlab, a trade with Swinerton. Mass timber construction is a low-carbon alternative to concrete and steel, providing exceptional strength and stability with the aesthetic benefits of exposed joinery, and the warmth of wood columns, beams and ceilings. Mass timber uses state-of-the-art technology to layer wood products together, resulting in large and exceptionally strong and versatile structural floor panels, posts, and beams. Due to advances in building codes, mass timber structures can now reach 18 stories, and using it will be a first for DC+A.

Beck-Reit Offices will move to the project in 2026 upon completion, but the biggest win is turning a client into a friend and then into a Development and Investment Partner. DeLea Becker and Mark Vornberg met for the first time in 2017 for lunch at an old-school dinner in East Austin - Chu-Mikals. What was expected to be a 1 hour lunch turned into 3 and they both drove over to look at the pawn shop that was for sale to see if it would work for Dick Clark offices. Beck-Reit represented DC+A in the purchase. Over the years Beck-Reit has leased space in their East 7th building, Sold the Cat Noir Hotel on East 11th, representing Mark Vornberg and his wife Shelly Leibham, and looked at many projects and opportunities to partner on over the last 7 years. There is more to come, but for now we are excited to break ground on 2422 East 7th.

 

ABOUT THE SPONSORS

The vision for Workbench extends beyond its physical beauty and is sparked from the desire to create a hub in thriving East Austin, where tenants will be able to collaborate, share resources, and actively shape Austin’s future.

Mark Vornberg, Principal at Dick Clark + Associates (DC+A) reached out to DeLea Becker his long time friend and commercial real estate broker to purchase 5 lots on East 7th. Then they reached out to more colleagues within the architecture, engineering, construction, and real estate community, who shared their vision for building a collaborative office and retail hub in East Austin. DC+A, Swinerton, Lindgren, Fort Structures, Beck-Reit Commercial, Legacy Lighting, and Art + Artisans have partnered as investors and tenants to develop Workbench. Construction broke ground in October 2024.

One of the team’s early decisions was to design the structure using exposed mass timber, using a blend of glue-laminated timber (GLT) and cross-laminated timber (CLT). Mass timber construction has many sustainable attributes, creates a harmonious connection between nature and the built environment, and also reduces energy costs. The warmth of wood further invites inspiration, creativity, and productivity, enhancing the workplace with its biophilic qualities.

Another unique attribute to Workbench is that 66% of the owners/occupants (investors) are women-owned or women-led businesses. It is estimated that only 39.1% of U.S. firms are women-led; as such, Workbench signifies a significant step forward for female empowerment and community building in Austin.

More notably, Workbench is shaped by six equity partners, with half of that ownership led by women who have long been defining Austin’s creative and commercial landscape. DeLea Becker of Beck-Reit Commercial Real Estate, Jennifer Seay of Art + Artisans, and Shawna Sieck of Legacy Lighting each built their companies from the ground up and continue to lead them today. Their track records span years of acquiring, developing, and owning commercial real estate across Austin—Workbench is part of an established pattern of investment, not a first step.

The trio, known collectively as the “Ladies in Red,” approached this project with a shared determination to demonstrate what women-led ownership and development can look like at scale. Their partnership is both a force in the market and a live case study in inclusive development, long-range vision, and community-rooted leadership. Their presence signals a future where women play a central role in shaping Austin’s built environment—economically, architecturally, and culturally.

“Dick Clark + Associates is not the only developer involved in the project at 2422 E. Seventh St., nor will it be the only tenant. The project’s development partners will soak up 75% of the office space. Those development partners include national builder Swinerton, which opened its Austin office in 2013 and has a mass-timber construction division called Timberlab; commercial real estate firm Beck-Reit Commercial Real Estate; Legacy Lighting: Art and Artisans; and structural engineer Fort Structures.

This new building could become a one-stop-shop for developers, equipped as it is with architects, engineers, builders, designers, and brokers.”
